Our preventive maintenance programs are designed to keep your system in top operating condition and meet all warranty requirements.  More importantly, we thoroughly inspect critical components using the latest diagnostic equipment.  As a result, minor defects are spotted and corrected before major system breakdowns occur.

Out of Sight, Not Out of Mind

The cliche` "out of sight, out of mind" is often the reason for neglected maintenance on your HVACR system.  HVACR systems are usually installed where they aren't seen, such as rooftops and in mechanical rooms, making them easy to ignore.  The systems are simply taken for granted, until they fail.  Decreased efficiency, utility overpayment, discomfort, loss of productivity, premature replacement, and higher repair costs are the results.  In cases like these, a PM (Preventative Maintenance) program can correct problems before they become costly emergencies.

Still not sure your system needs a Preventative Maintenance program.

Field surveys conducted in North America have shown that most heating and cooling systems do not perform to manufacturers' specifications.  Of the systems tested, 90% were found to have efficiency problems, 60% had inadequate airflow and more than 80% were operating in adverse conditions, resulting in excessive energy consumption and early mechanical failures.  Also according to the Consortium for Energy Efficiency (CEE), the HVACR system is most likely the single biggest use of energy in your building.  In commercial applications where refrigeration is applied (combined with the HVAC system), huge amounts of energy are used in the building.  In fact, over a third of the energy used in North America is used to heat and cool buildings.  Up to 50% more energy can be saved with proper installation, sizing, and maintenance of all HVACR (Heating, Ventilation, Air Conditioning, Refirgeration) systems.

 

General offers serveral maintenance programs used to create a unique program for your building.  The following are three main outlines to get you started.

Inspection Maintenance

This option lends itself to newer buildings with few call outs or older buildings with short term objectives.  This is a minimum maintenance level usually comparable to many of our competitors.  We do not recommend a minimum maintenacne program for facilities with long-term objectives.  However it is perfect for those facilities, which are planning to be sold or rebuilt in the near future. 

Enhanced Maintenance

This option would include more comprehensive maintenance tasks and regular annual cleaning of mechanical equipment.  By performing regular cleaning the facility will enjoy increased life to mechanical components.  In addition, the facility will see improved operating efficiency.  General would perform routine maintenance as necessary for the facilities unique environments.

Comprehensive Maintenance

This option lends itself to the facilities which have entered the age of recurring mechanical failures, or where regular preventative maintenance has been neglected.  Owners who have long-term business objectives for their investments and want to ensure marketability into the future also use this option regularly.  Comprehensive maintenance is perfect for ensuring budgets are met and not exceeded by providing the facility with a fixed monthly cost which includes a high level of Preventative Maintenance, all mechanical repair labour, mechanical replacement parts, diagnostic and troubleshooting time and overtime.  With the labour shortage upon us and costs on the rise Comprehensive may be for you.  After assessing your historic costs, and your business objectives, this option may be financially beneficial.
